The Opportunity
We are seeking a Junior Asset Manager to join our Asset Management team. This is an exciting opportunity for an early-career professional with a genuine interest in heritage real estate to take ownership of a defined portfolio of conservation shophouses. You will play a hands-on role in driving asset performance, managing tenant relationships, and supporting acquisition and value-enhancement strategies — all while navigating the unique regulatory and physical considerations that come with conserved properties.
This role offers significant exposure to senior leadership and the opportunity to develop a well-rounded skill set across asset management, leasing, capital expenditure planning, and stakeholder engagement.
Key Responsibilities
Asset & Portfolio Management
Manage and oversee the day-to-day asset management of an assigned portfolio of conservation shophouses, ensuring optimal occupancy, rental income, and net asset value.
Develop and execute annual asset plans and budgets, including income projections, operating expense management, and capital expenditure forecasting.
Monitor portfolio performance against key KPIs (yield-on-cost, occupancy rate, rental reversion, WALE, NOI, etc.) and prepare regular performance reports for senior management.
Identify and implement asset enhancement initiatives (AEIs) to improve returns while respecting conservation guidelines.
Leasing and Tenant Management
Work closely with leasing agents and/or manage direct lease negotiations for new tenancies and renewals across the portfolio.
Maintain strong, professional relationships with tenants, acting as a primary point of contact for tenancy matters.
Review and negotiate lease terms, rental rates, and tenancy agreements in consultation with the legal team.
Conduct regular tenant engagement to ensure satisfaction and early identification of tenancy risks.
Curate an appropriate tenant mix that complements the heritage character of each property and the surrounding precinct.
Financial Analysis & Reporting
Prepare monthly/quarterly asset performance reports, variance analyses, and cash flow projections.
Support the preparation of valuation exercises and liaise with external valuers as required.
Analyse market comparables, rental benchmarks, and transaction data for conservation shophouses to inform leasing and investment decisions.
Assist in the annual budgeting cycle and track actual performance against budget.
Property & Building Management Oversight
Coordinate with the Property Management team and/or external managing agents to ensure properties are well-maintained and compliant with all regulatory requirements.
Oversee maintenance, repair, and improvement works, ensuring contractors adhere to URA conservation guidelines and BCA regulations for gazetted heritage buildings.
Manage and monitor building condition assessments, particularly structural, façade, and roofing integrity specific to shophouse typologies (e.g., timber flooring, jack roofs, party walls, five-foot ways).
Ensure compliance with fire safety, accessibility, and other statutory requirements applicable to conserved buildings.
Acquisitions & Dispositions Support
Support the management and Investment team in underwriting potential shophouse acquisitions, including financial modelling, due diligence coordination, and market research.
Prepare investment papers and presentation materials for internal investment committees.
Assist with the disposition process where applicable, including marketing preparation and data room management.
Market Intelligence & Stakeholder Engagement
Stay abreast of market trends, regulatory changes (URA Master Plan, conservation policies), and transaction activity in the Singapore conservation shophouse market.
Build and maintain a network of industry contacts, including conservation architects, heritage consultants, shophouse brokers, and relevant government agencies.
Represent MCQ Land at industry events, URA engagement sessions, and heritage-related forums where appropriate.
Requirements
Qualifications
Bachelor's degree in Real Estate, Estate Management, Business, Finance, Architecture, or a related discipline.
1–3 years of relevant experience in asset management, property management, real estate investment, or leasing — ideally with some exposure to commercial or shophouse properties in Singapore.
Fresh graduates with strong internship experience in real estate and a demonstrated interest in heritage properties may be considered.
Technical Skills
Sound understanding of lease structures, property financial analysis, and real estate valuation concepts.
Proficiency in Microsoft Excel (financial modelling, pivot tables, scenario analysis) and PowerPoint.
Familiarity with property management software is an advantage.
Basic understanding of URA conservation guidelines, planning regulations, and the Development Control framework in Singapore is highly preferred.

Willingness to conduct regular site visits across various shophouse locations island-wide.
