The Role
Reporting to the senior leadership team in Singapore, the Business Development VP will lead capital-raising initiatives for GRT’s suite of U.S. real estate-focused investment funds. The primary mandate is to build and expand the firm’s investor base among institutional and high-net-worth clients across Asia-Pacific, the Middle East and Europe.
The role requires a commercially driven professional with strong product knowledge, high integrity, and the ability to coordinate seamlessly across Singapore, Hong Kong, and U.S. stakeholders (investment, operations, legal/compliance, and leadership).
Key Responsibilities
- Develop and execute a targeted fundraising strategy aimed at institutional investors (single- and multi-family offices, external asset managers or high net-worth individuals in Asia-Pacific)
- Source and qualify prospects, build and maintain a pipeline, and ensure investor eligibility aligns with Hong Kong SFC/HKMA professional investor requirements.
- Leverage and continuously expand an existing high-level network of C-suite and decision-making contacts within the institutional and private-wealth community.
- Own the end-to-end capital-raising process: from initial introduction and pitch, through due diligence coordination, negotiation of terms, legal documentation, and successful closing of commitments.
- Collaborate closely with the investment and portfolio management teams to prepare accurate funding projections across the life cycle of each fund and to support the efficient deployment of committed capital into U.S. real estate financing opportunities.
- Partner with marketing and investor-relations colleagues to design, organize, and host investor roadshows, seminars, webinars, and exclusive events.
- Maintain detailed CRM records, pipeline reporting, and forecasting to provide senior management with clear visibility on fundraising progress.
- Ensure all marketing materials, pitch books, and presentations accurately reflect fund strategy, track record, and terms while complying with relevant regulatory requirements.
Ideal Candidate Profile
- Minimum 10 years of proven institutional capital-raising experience within private equity, real asset, or alternative investment funds (real estate experience is strongly preferred).
- Demonstrated track record of personally closing significant commitments from family offices, asset managers or high net-worth individuals in Asia-Pacific.
- Existing, warm relationships with C-level executives and investment committees at major regional and international institutions.
- Deep familiarity with private fund structures, subscription documents, side letters, and investor due-diligence requirements.
- Strong technical grasp of fund accounting principles, NAV calculations, carried interest/waterfall mechanics, and performance reporting.
- Exceptional presentation and communication skills with the ability to distil complex real estate financing strategies into clear, compelling investment cases.
- Entrepreneurial mindset, high energy, and a results-oriented approach with a history of bringing large commitments across the finish line.
Other Requirements
- Willingness to travel regionally and internationally as needed.
- Proficiency with CRM tools and disciplined pipeline management
- Fluency in English required for the role; proficiency in one or more additional language Mandarin, Korean, Japanese, or Bahasa Indonesia/Malay is advantageous.
- Existing Singapore residency or eligibility to work in Singapore is preferred.
